Job description

I am seeking a Commercial Director to be the Head of the Commercial Department and to manage the surveying and purchasing departments, having overall responsibility for all expenditure and for controlling “Cost of Sales”; and taking a strategic view from Land Acquisition through to Customer Care initiatives.

You will also provide overall commercial advice to the divisional Board and assists the Managing/Regional Director in the preparation of budgets and Strategic plans for the respective Homes Division.

Key Responsibilities

  • Attending weekly Director and Board Level Regional Meetings
  • Leading an established team of Commercial Manager, Senior QS's through to Assistant QS's
  • Leading the expansion and growth of the commercial team in the South & East Region
  • Working as a senior member of the commercial team in take off's, CVR's, cost planning, and final
  • Lead the preparation of tenders and contract documents, including bills of quantities
  • Lead the analysis of construction estimates, order book and authorised costs
  • Partake in commercial activities for all schemes / projects -Timely agreement of weekly cost and value reports
  • Accurate over oversight of all operational data and job valuation
  • Ensure that wages and sub-contract payments are calculated in accordance with procedures
  • Collate financial information for audits and Director and Board Level Meetings
  • Mentoring / Managing the entire team from Commercial Manager through to junior QS's where applicable

Key Requirements

  • Have experience working within Building and Construction, particularly new build housing for either a principle head contractor or a builder/developer
  • Minimum 3-5 years as a Commercial Manager or above
  • Experience with working for a leading Regional or National Residential Developer
  • Have experience assisting in the running the commercial aspects of mid-large scale residential new build developments
