Job description

We are working with a leading developer in West Bromwich, who are looking to recruit a Commercial Manager to help deliver large scale housing projects. The Commercial Manager will report to the Commercial Director and will be responsible for being the commercial lead for high rise building developments across the Birmingham/ West Midlands area. My client is a leading name who have already built a massive reputation for themselves in London and are now expanding into the Midlands.

Commercial awareness, cost planning and the ability to carry out accurate cost / value forecasting and risk management is essential along with excellent communication and procurement skills. Experience in negotiating and agreeing both contract sums and conditions with clients is also required.

This opportunity will allow you to help manage a range of fantastic projects whilst leading and undertaking a substantial wealth of responsibilities and reporting directly to the company directors. You will be managing site development and the attainment of targets by conducting commercial cost appraisals and viability/feasibility analysis, managing sub-contractors, materials and goods, preparing and monitoring site costs and budgets and ensuring site set-up health and safety.

Salary/Package on offer is £75,000 - £85,000 plus great bonus. The role would suite a proven Commercial Manager or Senior Surveyor looking to make the next step up, preferably with house building experience.

Key Responsibilities:

  • Prepare and manage key and large risk subcontract accounts from inception to final accounts
  • Pricing and agreeing variations with the clients representative
  • Subcontract procurement strategy and implementation
  • Presenting and agreeing the external valuation with Employers Representative
  • Preparing monthly CVC reports for presentation to Directors
  • Monitoring risk schedule and managing risk from Commencement to completion
  • Check and ensure compliance and issuing of timely Payment and Pay less notices to Subcontractors
  • Provide Contractual advice to project team
  • Provide input and cost and value engineering advices throughout the design life of the scheme and attend design team meetings

Experience & Qualifications:

  • Degree qualified preferable
  • Previous high rise experience for a developer or contractor
  • Proven track record in commercial management.
  • Demonstrate strong account management and commercial experience.
  • Ideally experience of working and managing a commercial team.
  • Strong team player, with the entrepreneurial ability to operate and excel in a changing on site environment.
  • Well-developed analytical, oral and presentation / communication skills.
