Job description

A new position has arisen for a Design Manager to join a fast growing privately owned house builder in Kent.


We are working with a fantastic privately-owned house builder who have exciting plans to grow in the next two years alone which will include expansion in team numbers and involvement in other sectors including commercial, retirement and leisure. Their reputation and continued success is already well known and it’s from this success that they’re looking for a Design Manager to join the team and be part of the long-term structure moving forward.


As a Design Manager, you will be responsible and accountable for managing the design team programmes and monitoring these from tender through to handover, making sure the project is on time and to budget. You will be responsible for technical compliance on 2 projects comprising of 18 – 52 units at any time. Reporting in to the Head of Technical, you will be offered ongoing support and the opportunity to work face to face with an influential and likeable Managing Director.


You will also be involved in the following;


  • Leadership: Managing the Design Coordinator on the project in accordance with internal processes, procedures and KPI’s.
  • Strategic: Develop strategic awareness of contractual matters and the importance of aligning project outcomes with the wider company objectives.
  • Risk: Creating and managing the project technical risk register. Flag and technical and compliance risks and managing and reporting on mitigating measures.
  • Process: Carry out the duties in compliance with the internal process and procedure including tracking, reporting, check listing and contributions to continuous review and improvement.
  • Pre-Construction: Leading in the preparation of project specs. And contractor’s proposals in new projects.
  • Programme: Leading in establishing the design programme and release of information schedule by referring to the master construction programme. Managing the design team to ensure obedience to the same.
  • Consultants: Obtaining fee proposals for multi-disciplinary consultant teams in accordance with the responsibility matrix.
  • Client: Preparing and presenting monthly client reports at monthly client meetings. Managing the process of obtaining client signoff for specification, samples and design.
  • Value: Providing cost direction and instructions to the consultant team. Working closely with the commercial team and alerting to them to any emerging cost issues.
  • Buildability: Providing valuable direction and instructions to the consultant team. Reviewing emerging design to optimise design whilst minimising complex details and interfaces involving multiple trades. Working closely with the Ops team and alerting them to any emerging buildability issues.
  • Co-ordination: Reviewing contractor and consultant design outputs. Coordinating outputs of the designers to identify and rectify gaps and inconsistences and manage the design approvals process. Responding to any site queries and managing incoming and outgoing RFIs/TQs.
  • Risk: Managing the project technical risk register. Flag and technical and compliance risks and manage and report on any mitigating measures.
  • Compliance: Review planning, BCO, NHBC Conditions and any other required approvals. Identify critical timeframes and manage the discharge process.
  • Handover: Identify client handover requirements. Assemble all documentation and statutory approvals required in time for the handover including BCO, NHBC and Planning. The preparation of the resident’s handbook.
  • CDM: Liaising with the Principal Designer throughout the design process and in preparation of the safety file.


Key Requirements:


  • Ideally degree qualified (Architecture, Engineering or other relevant degree)
  • Minimum of 6 years PQE with at least 2 years working with a residential contractor. Developers or house builders will also be considered.
  • Strong experience of working through the entire project cycle on 3 residential apartment projects.
  • RC frame experience above 4 storeys in multi-unit projects is important.
  • A solid understanding of technical detailing and compliance requirements including Building Regs, NHBC, CFSH, LHDG and BREEAM.
  • Able to demonstrate experience in façade systems, buildings over 18m, specialist subcontractor design packages or other areas of technical difficulty.
  • Good communication skills and comfortable dealing with clients and representatives of statutory authorities.
  • A good problem solver who is calm under pressure.
  • Able to work on your own as well as a team player and assist colleagues across projects and departments.
