Job description.

Development Manager opportunity with a private real estate development company based in Kent with a diverse portfolio of properties in many sectors, including retail, leisure, office, commercial, residential and hotels.

Summary

Reporting to the board of directors, you will be responsible for leading new and ongoing developments / projects from acquisition directly through the planning process, to the point of disposal or delivering the scheme inhouse. The Development Manager will be expected to co-ordinate the skills and resources of each function within the organisation together with appointing and managing external consultants to ensure that each development is optimised through effective management. Take responsibility for the progress and procurement of new developments through the technical, legal, planning, and financial stages from securing the project-to-project completion in accordance with annual budget.

Responsibilities will include but not limited to the following key activities:

  • Assist the development team during pre-development from planning to delivery and ongoing development management.
  • Assisting with legal, planning and financials.
  • Appoint solicitors and liaise with legal/technical dept to ensure documentation is available
  • Advise on development issues prior to conclusion of acquisition and coordinate with board directors dept.
  • Manage development budgets and programme info in line with appraisal system.
  • Assist with ensuring financial viability of developments are maintained and controlled.
  • Ensure legal requirements are met for developments
  • Identifying and bidding on sites for both development and redevelopment.
  • Identifying and undertaking investment analysis for new site opportunities
  • Preparing comparable analysis of rental values
  • Analysing new business opportunities
  • Understanding site viability
  • Assessment of site layouts and deal optimisation
  • Review cash flow performance to ensure budgets are not being exceeded

Additional Responsibilities:

  • Keeping on track with planning permissions / process for all projects
  • Looking at concept designs
  • Looking at sustainability issues
  • Appointing external consultants

Requirements:

  • Professional Qualifications – RICS • Degree qualified 2:1 minimum; Real Estate, Project, or Construction Management
  • At least 7-10 years’ experience in property development with experience on comparable prime real estate
  • Extensive experience and proficiency in managing developments from acquisition through to project completion
  • Excellent communication
  • Proactive, committed, and enthusiastic approach
  • Experience in residential, retail, commercial or mixed-use developments

 

 

About you:

This role has a strong emphasis on assessing investment viability. The ideal candidate will have experience in the real estate sector and demonstrate sound market knowledge and judgement together with in-depth understanding of real estate transactions.

Skills and Abilities:

Excellent verbal and written communication skills are essential to assist with commercial negotiations, communicate with stakeholders and effectively influence outcomes.

The successful candidate will have strong analytical, numerical, and problem-solving capabilities whilst being commercially astute and focused on delivery. They must be able to understand the strategic priorities of a scheme and help those involved to achieve those priorities
