Development Surveyor
Job description.
Our client a multi million pound property group are recruiting for an exciting role that presents an opportunity to be at the start of this relatively new venture. The Property Group will be the engine that will drive the sustainable growth of the wider Group and enable it to achieve its objectives around the stewardship of its natural and heritage assets.
Development opportunities can involve gaining planning permission for development sites and then selling to the market, entering into joint venture opportunities to realise value with trusted partners, undertaking enabling works to provide serviced sites, or taking on the role of developer by appointing contractors and selling or retaining the finished buildings.
The realisation of capital value is important for the business unit, but so is adding value in other ways, such as diversifying the residential and commercial portfolios, or assisting other parts of the Group in achieving their aims, through built form.
This full-time role will be based predominantly within the Sheffield / Derbyshire area and can offer work from home and flexi working.
About you
You will be an experienced Planner or Planning and Development Surveyor with exceptional interpersonal skills. Particularly important is the ability to manage and motivate external consultants and stakeholders to deliver a successful scheme, in terms of profit, place and planet.
You will have excellent procurement and project management skills, with experience of appointing and monitoring third parties (i.e. consultants, contractors and lawyers) ensuring that specifications are achieved to budget and timescale, complying with all regulations. You must be analytical with high attention to detail; well-practised at carrying out due-diligence, inputting into development appraisals, good technical knowledge with preferably experience in the delivery of complex brownfield sites, a good understanding of the planning system as well as having enough project management experience to oversee schemes all the way through the pre-development process.
Main duties and responsibilities:
Assisting the Property Development Director in obtaining allocations and outline planning permission for residential and commercial developments.
Leading on the delivery of detailed planning applications and technical approvals prior to site sale or construction. In particular the promotion and delivery of our landholdings
Instructing and managing technical consultants to undertake predevelopment surveys, reports, drawings to enable tendering of works and obtaining technical approvals.
Managing consultants, and contractors during the development process through to practical completion and any maintenance periods, thereafter.
Input into development and disposal appraisals – providing detailed analysis, costs, planning, impacts etc.
Assisting the Property Development Director in the selection and appointment of external professionals, joint venture partners and/or contractors.
