My client now has a UK portfolio valued at £100m+, comprising of 12 sites from Birmingham to Bristol, to Brixton, filled with 300 diverse businesses. In line with a growing market and  never  ones  to  stand  still,  the  goal  is  to  maintain  growth  levels  by  acquiring  more  projects, managing them as effectively as possible and delivering operational excellence as a team from top to bottom. Key Responsibilites:

•    Negotiate, instruct, manage and coordinate new lettings, lease renewals, and rent reviews, managing external advisors as required.

•    Project strategy – contribute to the generation of strategy and implementation through the life of asset.

•    Identifying opportunities for developing relationships and increasing revenues.

•    Liaise with Centre Hosts and Campus Managers to ensure seamless coordination of lettings and renewals with members.

•    Responsibility for lease documentation production, review and completion within required time frames.

•    Providing and coordinating competitor pricing reviews, the local market place, member status and covenant strength to the AMD.

•    Ensure company processes are adhered to, which track transaction progress and key lease events.

•    Prepare and maintain cashflow forecasts for each allocated asset for 5 year horizon in conjunction with the AMD.

•         Optimise mix of space and members/tenants to create vibrant community and maximise returns

Personal Skills And Experience:

Ideally a chartered surveyor with a deep understanding of Landlord and Tenant Law/Property law together with valuations, rental markets, lettings,  leasing, service charges and property management.

•    Experience in the commercial property markets, with experience in dealing with larger multi let offices as an advantage.

•    The ability to think outside the box, combined with a commercial, pragmatic approach to problem solving, combined with and eye for detail.

•    Experience in managing external advisors, contractors and suppliers as well as managing a small team.

•    Ability to acquire knowledge of key property trends and contextual market knowledge

•    Understanding of financial modelling and cash-flow forecasting

•    Demonstrate the ability to negotiate soundly and effectively with tenants/members, suppliers and contractors

•    Intrinsic interest in, and feel for, business centres and what makes them work as communities and commercial hubs.

•    Adaptable and confident communications style; able to deal with a spectrum of contacts from caretakers to tenants/members, to banks and investors

•    Show a knowledge and flair for good design in buildings, finishes and brand

•    Knowledge of statutory requirements and best practice for health & safety

•    Sound experience of Microsoft Office 365 in particular Excel. Knowledge of a system such as Yardi or Tamps would be an advantage.
