Some housebuilders in the Midlands get talked about with a slightly grudging respect. They aren’t the biggest and never the loudest. Their sites are tidy, their homes sell before the show home carpet is fitted, and their people stay for a decade. This is one of them. The family that founded it more than half a century ago still owns it. It builds across Warwickshire, Leicestershire and the edges of Worcestershire, with a land bank that will keep the team busy for years. A long-serving Technical Manager is stepping back after a career that deserves a proper send-off. The Managing Director wants someone who can take on a respected department and quietly make it better.
The Role
You’ll lead a small team of coordinators and an engineer, and you’ll own every scheme from land due diligence through to handover. Decisions here are made around a table, not passed up a committee chain, so your judgement will carry real weight.
What you’ll be doing
- Leading technical due diligence on land opportunities, from ground investigation reviews and abnormals costing to drainage and highways feasibility
- Driving the discharge of pre-commencement conditions with the planning team, so start dates stay realistic
- Appointing and managing consultant teams across architecture, structures, civils, M&E and ecology, including fee control
- Taking the house type range through Future Homes Standard compliance, working with commercial colleagues on buildability and cost
- Overseeing Section 38, 278 and 104 agreements through to adoption
- Signing off working drawing packages and getting construction information to site on programme
- Liaising with NHBC on technical submissions and resolving foundation and ground-related queries
- Coaching your team, with an eye on growing your own successor
What we’re looking for
- An established Technical Manager, or a strong Senior Technical Coordinator ready to step up, with a housebuilding background
- A solid grasp of Building Regulations, NHBC Standards and the planning process
- Confidence reading and challenging engineering design, particularly drainage, levels and foundations
- Commercial awareness: you know every technical decision lands on a build cost somewhere
- A calm, collaborative style that earns trust from site managers and directors alike
What’s on offer
- £70,000-75,000 basic
- Car allowance, discretionary bonus and private medical cover
- 25 days’ holiday plus bank holidays and a Christmas shutdown
- Pension with generous employer contributions
- A seat close to the board, in a business that genuinely listens
