Building homes for people in their seventies and eighties changes the way you think. Corridors, lift sizes, lighting levels and fire strategy all carry a different weight when the residents may move a little slower. This specialist retirement developer has built that thinking into every scheme for many years. It is now expanding its East Midlands and Lincolnshire region. The pipeline is healthy, the product is well loved, and they need a Technical Manager to lead the region’s technical output with care and rigour.
The Role
You’ll run the regional technical function, typically covering a handful of apartment schemes of two to four storeys with communal lounges, guest suites and managed gardens. It’s a smaller team than a volume builder, and each building gets proper attention.
What you’ll be doing
- Leading schemes from land appraisal and planning through to detailed design and construction
- Managing architects, structural and M&E engineers, and fire engineers through RIBA Stages 2 to 5
- Ensuring accessible design meets Part M, including M4(2) and M4(3) requirements where conditioned
- Coordinating fire strategies, sprinkler design and evacuation approaches, working closely with building control
- Discharging planning conditions and supporting use class discussions with local planning authorities
- Overseeing warranty submissions and technical sign-off
- Feeding lessons learned back into the business’s standard specification and design guide
What we’re looking for
- A Technical Manager or senior technical professional with residential apartment experience
- Strong knowledge of Part B, Part M and Building Regulations more broadly
- A structured approach to managing consultants and design programmes
- Empathy for the end user, and genuine interest in how design affects daily life
- The ability to lead and develop a small team
