It delivers mixed-use social housing schemes across Greater Manchester for housing associations and local authority partners: apartments above ground-floor commercial space, with a pipeline that includes several higher-risk buildings. The Building Safety Act has changed the game for everyone, and this business wants a Technical Manager who sees that as a challenge to master rather than a headache.
The Role
You’ll lead design and technical delivery from tender through to completion, taking on novated design teams and turning employer’s requirements into buildable, compliant contractor’s proposals. You’ll be the business’s technical voice with clients, consultants and the Building Safety Regulator. It’s fast-paced, ambitious and full of decisions.
What you’ll be doing
- Reviewing employer’s requirements at tender stage and flagging technical risk before it becomes commercial risk
- Leading novated and directly appointed design teams through RIBA Stages 4 and 5, including fire, façade and structural consultants
- Managing Building Safety Regulator Gateway 2 and 3 submissions on higher-risk buildings
- Supporting the business in meeting its principal contractor duties under the Building Regulations dutyholder regime
- Establishing and maintaining the golden thread of information across each project
- Coordinating complex fire strategies, including second staircases, compartmentation and cladding
- Working with clients and planning consultants on condition discharge and design changes
- Protecting design quality while keeping programme and cost on track
What we’re looking for
- A Technical Manager or Design Manager with apartment and mixed-use experience, ideally contractor side
- Sound knowledge of the Building Safety Act, Part B and fire engineering
- Experience of JCT design and build contracts and managing novated design teams
- Confidence leading senior consultants and challenging design decisions
- Energy for fast-growing environments where not everything is fixed yet
- Experience of social housing or registered provider clients would be a real plus
