A family-owned central London based facade specialist, over two decades in and still growing, with a reputation built on doing recladding properly: full design, supply and installation, one team, no handoffs. They’re now hiring a Design Manager to keep that reputation intact as the project book grows.
The Role
You’ll run design on live recladding schemes, mostly occupied residential buildings, from concept through to installation. Consultants produce drawings and PAS 9980 assessments. You make sure what they produce actually gets built, safely, on programme, and stands up when the Building Safety Regulator asks questions.
What you’ll be doing
- Reviewing design and specification output from architects, facade consultants and sub-consultants against PAS 9980 and FRAEW findings
- Working directly with fire engineers to keep the fire strategy intact through design development, including cavity barrier layout, fire stopping at slab edges and window reveals, and compliance with Approved Document B
- Specifying non-combustible (A1/A2-s1,d0) replacement systems and challenging any drift back towards materials that won’t pass BS 8414 large-scale testing
- Steering design through RIBA stages 0 to 6, preparing Gateway 2 submissions and managing the Golden Thread of information required under the Building Safety Act
- Coordinating detailed design across rainscreen, render, EWI and brick slip systems, resolving junction and interface details before they become site problems
- Resolving technical queries, NHBC/BBA certification requirements and specification changes fast, without derailing programme
- Liaising with Facade Compliance Managers, Building Control and site teams so design intent survives contact with site, including EWS1 sign-off where relevant
What we’re looking for
- Design management experience on recladding or facade remediation schemes, ideally occupied residential, 11m and 18m+ buildings
- Working knowledge of PAS 9980, FRAEW methodology, BS 8414, and current Building Safety Act and Gateway requirements
- Direct experience coordinating with fire engineers on facade fire strategy and cavity barrier design
- Confidence to challenge consultants’ output on buildability and compliance, not just wave it through
- A relevant qualification (architecture, building surveying, construction management), or the technical experience to match
