There’s a particular kind of housebuilder that doesn’t need to shout about who it is, because everyone in a fifty-mile radius already knows. This is one of them. Three counties deep, a land bank that’s been built on relationships rather than aggressive land-buying, and a commercial team that’s stayed remarkably settled while plenty of competitors have churned through staff. They’re now bringing on a Quantity Surveyor to take ownership of a site as their current QS steps up internally, a nice problem to have, and one that means you’ll be walking into a role with genuine scope from day one rather than a watching brief.
The Role
You’ll run the commercial side of a single development, typically 60 to 120 units, reporting into a Senior QS who trusts people to get on with it once they’ve proved they can. Expect subcontractor management, monthly valuations, and enough contact with site management that you’ll actually know what’s happening on the ground, not just what the CVR tells you.
What You’ll Be Doing
- Managing subcontractor accounts from order through to final account, including variations and remeasures.
- Producing monthly cost/value reconciliations and presenting these at commercial review.
- Administering JCT Design and Build subcontracts, including valuations, payment notices, and retention.
- Supporting the buying team with package procurement input where technical or site-specific knowledge is needed.
- Carrying out interim and final measurement of works on site, cross-checked against build programme.
- Identifying commercial risk early, flagging cost overruns before they become CVR surprises.
What We’re Looking For
- Minimum two years’ post-qualification experience in a residential QS role, ideally within a housebuilder rather than a main contractor.
- Working knowledge of NRM2 and JCT subcontract forms.
- Comfortable running valuations and final accounts largely. unsupervised.
- A degree in Quantity Surveying, Construction Management, or equivalent demonstrable experience.
- Someone who’d rather build a long relationship with one site and its subcontractors than jump between five.
