Delivering affordable and social housing at scale requires a different kind of commercial mind, one that’s as comfortable with Homes England grant compliance and S106 agreements as it is with a standard cost plan. This registered provider has a substantial development programme across South Yorkshire, blending affordable rent, shared ownership, and market sale cross-subsidy schemes, and needs a Senior Quantity Surveyor who understands that getting the funding mechanics right matters just as much as getting the build cost right.
The Role
You’ll take commercial responsibility for a portfolio of schemes delivered under various S106 and grant-funded arrangements, working closely with development managers and the funding team to make sure commercial decisions align with the compliance obligations attached to public money. This is a role for someone who finds that complexity genuinely interesting rather than a hindrance.
What You’ll Be Doing
- Managing commercial delivery across a portfolio of affordable and mixed-tenure schemes, including cost planning and valuations
- Ensuring commercial reporting aligns with Homes England grant conditions and S106 obligations throughout the build programme
- Producing CVRs and presenting these to development and finance stakeholders, including grant funding reconciliation
- Administering JCT contracts, including main contractor and subcontractor packages depending on delivery route
- Supporting procurement of contractor frameworks appropriate for registered provider compliance requirements
- Liaising with local authority partners and funding bodies on commercial and cost matters as schemes progress
What We’re Looking For
- Senior QS experience gained within a housing association, registered provider, or affordable housing delivery environment
- Working knowledge of Homes England funding mechanisms and S106 obligations as they affect commercial delivery
- Strong NRM2 and JCT contract administration experience
- Comfortable operating in a more compliance-conscious environment than a pure private housebuilder, without finding that frustrating
- A genuine interest in the social purpose behind the numbers
