Small sites, low density, and a specification that rewards close attention to detail rather than economies of scale. Every scheme is different, which means every scheme brings its own technical puzzle, whether that is a tricky topography, a listed building next door, or a design panel with strong opinions about brick bond. The technical team here take real pride in getting it right rather than getting it done quickly, and they are looking for a Senior Technical Coordinator who shares that instinct.

The Role
You will lead the technical process on two or three live schemes at a time, sitting between the design team and the build team to make sure the vision that won planning survives contact with buildability, budget, and Building Regulations. This is not a house-type factory. Expect bespoke detailing, close work with architects who care about elevational treatment, and a level of design scrutiny that most volume roles never see.

What You’ll Be Doing

  • Leading technical design coordination from RIBA Stage 3 through to construction issue on bespoke, low-density schemes
  • Managing consultant teams including architects, structural and civil engineers, and landscape designers
  • Discharging planning conditions and managing design review or conservation input where relevant
  • Overseeing NHBC and Building Control submissions and resolving technical queries with a keen eye for detail rather than shortcuts
  • Reviewing specifications and material choices to protect design intent through to completion
  • Mentoring a Technical Coordinator and supporting their development

What We’re Looking For

  • Strong track record in technical coordination on premium or design-led residential schemes
  • Confident working with bespoke house types and non-standard detailing, not just repeat house-type layouts
  • Sound understanding of NHBC, Building Regulations, and the planning conditions process
  • An eye for design quality and the patience to protect it through value engineering conversations
  • Degree or HNC in a construction-related subject, with relevant site or design office experience
